Remodeling in the Biltmore, inside and out

The Biltmore is not a neighborhood where people add square footage. It is one where people make a good house work better, and often make it easy to leave for months at a time.

Our project here is 8 Biltmore Estates, a full interior remodel. The existing home was reimagined from the inside out, with a disciplined palette and carefully composed details. It is a good example of the kind of work this part of Phoenix calls for.

About Biltmore Estates

Biltmore Estates is a gated community next to the Arizona Biltmore resort, close to the Camelback corridor and central Phoenix. It is an established enclave, and values reflect it; KTAR reported a 14,554-square-foot home there selling for $9.5 million in cash, a record for the community at the time.

Established, gated, and close to everything means two things for a builder. First, most homes are already well built, and owners want them improved, not replaced. Second, the community has neighbors, gate rules, and access to manage. Deliveries, parking, work hours, and noise all need a plan before day one, and the owners should not be the ones fielding calls about it. We confirm the community's construction rules before we schedule a single delivery.

Why interior remodels make sense

A full interior remodel lets you keep what is right about a house, the lot, the footprint, and the shell, and replace what is not. Kitchens and baths get rebuilt around how you cook and live now. Systems are replaced while the walls are open. Finishes are chosen as one palette instead of decades of separate updates.

The risk in remodels is the unknown inside the walls. We price the work room by room and selection by selection, we open up suspect areas early when we can, and we tell you where the allowances and unknowns are before you sign. The goal is that the number you start with is close to the number you finish with.

A full interior remodel usually means living somewhere else while the work happens. We plan the sequence so the house is protected, the neighbors are respected, and finished rooms stay finished while the rest of the work goes on.

Building for lock-and-leave

Some owners in central Phoenix want a house they can close up for a season and walk back into without surprises. If that is you, it changes the brief. It is worth planning for from the first drawing.

  • Systems that can be monitored and adjusted remotely: climate, water, security, and lighting.
  • Leak detection and automatic water shutoff, so a failed supply line does not run for weeks.
  • Finishes and landscaping that hold up to summer heat with nobody home.
  • Mechanical rooms and equipment placed so a service tech can work without walking through the house.
  • A clear warranty and service relationship with the people who built it.

None of this has to show. The best of it is invisible: sensors behind the walls, valves in the mechanical room, and a phone that tells you the house is fine.

That last point matters more than it sounds. After you move in, warranty items go to the same two people who built the house, and the trades who did the work are the ones who come back.

Who you get

Both owners are on every project. Nick leads construction, coordinates with your architect and designer while plans are still taking shape, and is on site multiple times a week. Christina runs operations and walks the jobs for progress, quality, and coordination. We take a handful of projects a year so that stays true.
