12 West Custom Homes and Remodeling
12 West custom home with layered desert architecture

Our process

Built by a team, from the first conceptual drawing.

A home should be built with the architect, the designer, and the builder in the same conversation from the beginning. Not handed down in sequence.

The phases

Seven steps, one accountable team.

01

First conversation

We talk about the property, what you want to build, and what you want to spend. You meet both owners, not a salesperson.

02

Design and team assembly

We get in with your architect and designer early, while drawings are still conceptual, so the plan and the budget grow up together.

03

Budget built around how you live

We price the home you are actually building, room by room and selection by selection, instead of applying a square footage average.

04

Preconstruction and selections

Permits, engineering, trade scopes, and the selection schedule. Decisions get made before they can hold up the field.

05

Construction

A superintendent runs the day to day with the trades. Nick is on site multiple times a week and in direct contact with you throughout.

06

Walkthrough and punch

We walk the home with you, write the list, and work it until it is closed. Nothing gets handed off to someone who was not there.

07

After you move in

Warranty items go to the same two people who built the house. The trades who did the work are the ones who come back.

Who does what

Two owners, two clear roles. No account manager. No rotating coordinator.

Construction

Nick Collier

Nick leads the construction side from the earliest budget conversations through the final punch list. He coordinates with the architect and designer while plans are still taking shape, builds the estimate around the actual selections, and remains in direct contact with the client throughout construction. A superintendent runs the day to day, while Nick walks every project multiple times a week and stays close to the trades doing the work.

Christina Collier

Operations

Christina Collier

Christina holds the whole picture between the office, the field, the client, and the trades. She runs HR, insurance, billing, and financial administration, then walks projects regularly to check progress, quality, and coordination. She works directly with subcontractors to confirm the standard is being met and follows decisions through to completion.

  • HR and insurance
  • Billing and financial administration
  • Field walks to check progress, quality, and coordination
  • Direct work with subcontractors on standards
  • The bridge between office and field

The trades

Long standing trade relationships are the difference between a plan on paper and a house that is built right. The plumber, the framer, the tile setter, the millwork shop: we have worked with these people for years, through good weeks and hard ones, and they know the standard before they show up.

“The trades on your home are people we have worked with for years, not the lowest bid.”

Who we build for

People who care about how the home works and not only how it looks, who want to understand the decisions being made, and who want the owners of the company on their job.

“Clients who want to be involved.”
