The first conversation
Our processPhase 01: First conversation
Every home we build starts the same way. We sit down and talk about the property, what you want to build on it, and what you want to spend. You meet both owners of the company, Nick and Christina Collier. Not a salesperson, and not an account manager who hands you off once the contract is signed. The two people you meet first are the two people on your home until the last warranty item is closed.
What we talk about
The land comes first. Slope, soil, access, setbacks, hillside rules, utilities, and what the community's design review will approve all shape what you can build and what it takes to build it. We want to see the lot, or at least the survey, before we talk about numbers. Whether it is a hillside lot in Paradise Valley, a home in North Scottsdale, or a property in Arcadia or the Biltmore area, the site sets the terms.
Then the house. Some people arrive with an architect and a set of concept sketches. Some arrive with an existing home and a question about whether to remodel it or start over. Some arrive with a list of rooms and a feeling. All of those are fine starting points. We want to understand how you actually live, because that is what the home has to be built around.
Then the budget. Our projects run from about $1 million to $20 million. Where your home lands depends on the land, the design, and the selections, which is why we would rather talk through those than quote a square-foot number blind.
An honest answer on fit
We deliver a handful of homes a year so both owners can be on every one. That means we turn down more projects than we take on. If your budget is under $1 million, we are probably not the right builder for you, and we would rather say so now. That is a filter, not a gate. It is about where we can do our best work.
This phase is quick. It is also where we tell you honestly if we are not the right fit, which saves everyone months. If we are, the next step is getting into the design conversation with your architect and designer while the drawings are still conceptual.
Why the owners start it
The person who sells you the job is often not the person who builds it. Here it is. Nick leads the construction side from the earliest budget conversations through the final punch list. Christina holds the whole picture between the office, the field, the client, and the trades. Starting with both of them means nothing you say in the first meeting has to be repeated to someone new later.
If you have a lot, a home, or a plan in mind, start a conversation. The rest of our process shows what comes after.
Questions
Common questions
Who will I meet in the first conversation?
Both owners of 12 West, Nick and Christina Collier. You do not meet a salesperson, and the people you meet are the people who stay on your home through construction and warranty.
What should I bring to the first meeting?
Whatever you have about the property, ideally the lot or at least the survey, plus any sketches or drawings and a sense of what you want to spend. We would rather see the land before we talk about numbers.
What size of project does 12 West take on?
Our projects run from about $1 million to $20 million. If your budget is under $1 million, we are probably not the right builder for you, and we will say so in the first conversation.
Where does 12 West build?
We build custom homes and whole-home renovations in Scottsdale, Paradise Valley, Arcadia and the Biltmore area, and across the greater Phoenix Valley.
Next step
Let's talk about your home.
We keep our project volume low on purpose, so both owners stay close to every home we build.
