Walkthrough and punch

Our processPhase 06: Walkthrough and punch

The walkthrough is the moment the house stops being a job site and starts being your home. It deserves the same attention as the first drawing. We walk the home with you, write the list, and work it until it is closed.

How the walkthrough works

Nick leads the construction side from the earliest budget conversations through the final punch list, and the walkthrough is part of that. We go through the house together, room by room. Anything that is not right goes on the list: a door that needs adjusting, a finish that needs touching up, a fixture that is not sitting the way it should. You see the list, we work it, and we come back to confirm each item is done.

No handoff

On a lot of jobs, the punch list goes to someone new at the end, a warranty department or a crew that never saw the house go up. Here nothing gets handed off to someone who was not there. The same people who built the home close it out, and the trades who did the work are the ones who come back to finish it.

Nick knows this part of a build from the ground up. In 2003 he was the warranty punch guy on a custom home site, before he went on to run custom home sites and start 12 West. He tells that story in the video on this page.

A short list starts early

A well-built house has a short list. A house built in a rush has a long one. The length of the punch list is mostly decided long before the walkthrough: by details that were drawn to be buildable, by selections made on time, by trades who know the standard, and by an owner who walked the site multiple times a week. The walkthrough is where that work shows.

Closing the list is not the end of the relationship either. After you move in, warranty items go to the same two people who built the house. The full sequence of phases is laid out in how long a custom home really takes.

Questions

Common questions

What is a punch list?

The list of items that still need finishing or adjusting when the home is complete. We write it with you during the walkthrough and work it until every item is closed.

Who does the final walkthrough with me?

Nick Collier, the owner who leads construction. The walkthrough and punch list are part of his role from the first budget conversation on.

Is the punch list handed to a separate team?

No. Nothing gets handed off to someone who was not there. The same people who built the home close it out, and the trades who did the work come back to finish it.

Let's talk about your home.

We keep our project volume low on purpose, so both owners stay close to every home we build.
